Landlord Gas Safety Checks & Servicing
Wells Spa Plumbing & Heating's Gas Safe engineers work with a number of local letting agents and private landlords to carry out annual Landlord Gas Safety checks as well as servicing for boilers and appliances in rental properties for both natural gas and LPG systems.​

Under the Gas Safety (installation and use) Regulations of 1998, every landlord is required by law to ensure that all gas or LPG appliances, fittings and associated flues in their properties, are safe.
Reliable and Efficient Gas Safety Service
A Gas Safety Check will be carried out by one of our Gas Safe registered engineers and consists of the following checks:

Carry out a visual inspection of all gas appliances

Perform a ‘gas tightness’ check on all gas appliances to check for gas leaks

Check ventilation is adequate in rooms that contain gas appliances

Test the safety mechanisms in the appliances to make sure they are working

Check the burner pressure and gas rate, in accordance with the manufacturer's instructions

Test the standing and working pressure of the boiler (if test points are available for this)

Issue a Landlord Gas Safety Certificate listing the appliances that were checked which should be kept for at least two years and a copy should be given to any tenants living in the property.
