Prevent Cold-Weather Chaos With a Bit of Autumn Prep - Here's our plumbing and maintenance tips for this time of year

As the leaves start to fall and the evenings turn chilly, it’s easy to get caught up in cosy jumpers and early sunsets. But before the real cold hits, autumn is the perfect time to give your home’s plumbing system a once-over.


At Wells Spa, we’ve seen how small issues in autumn become major headaches in winter - frozen pipes, burst outdoor taps, overflowing gutters and surprise leaks that always seem to appear at the worst possible time.


A little effort now can save you stress (and money) when temperatures start to drop. Here’s a few plumbing and maintenance tips that we recommend.


1. Clear Your Drains and Gully Traps

Falling leaves may look pretty - but they’re a nightmare for your drains.

Blocked drains can cause water to back up, leading to damp issues, flooding, or even burst pipes if water freezes.

  • Clear leaves and debris from outside drains, gully traps and covers.

  • Consider adding a drain guard to prevent build-up.

  • Inside the home, check for slow-draining sinks or gurgling sounds - they could be signs of a clog forming.

Pro tip: Don’t pour fats or oils down the sink. As the weather cools, they solidify faster and cause blockages.


2. Protect Your Gutters

Autumn is prime time for blocked gutters and downpipes, especially in leafy areas like Kent and Sussex. Water overflow can damage brickwork, foundations and even your roofline.

  • Use a ladder (safely!) to clear out leaves, moss and debris.

  • Install gutter guards or leaf traps if you get regular build-up.

  • Check that water flows freely through downpipes and away from your home.


3. Insulate Exposed Pipes

Frozen pipes aren’t just inconvenient - they’re one of the most expensive winter problems for homeowners.

Pipes in unheated spaces (like lofts, garages and external walls) are most at risk, but even indoor pipes can freeze during cold snaps.

  • Fit pipe insulation (lagging) around vulnerable pipes and outdoor taps.

  • Insulate your hot water cylinder if you have one.

  • Check any outdoor taps or hoses - drain and isolate them if not in use.

Pro tip: A length of pipe lagging costs less than a fiver but could save you hundreds in repair bills.


4. Check for Leaks and Drips

Cold weather magnifies minor plumbing issues. A tiny drip now could turn into a burst pipe when temperatures fall.

  • Check under sinks, behind the toilet, around the boiler and any visible pipework.

  • Look for damp patches, corrosion, or mould.

  • Listen for dripping taps or running toilets - they waste water and could cause damage if left unchecked.


5. Know Where Your Stopcock Is

You’d be amazed how many people don’t know where their stopcock is - until they really need it.


Make sure you and everyone in your home knows how to turn off the water supply quickly in case of a burst pipe or major leak.

It could be under the sink, in a utility cupboard, or near the front door - if in doubt, ask us during your next service visit.
