How to Spot a Hidden Leak Before It Becomes a Big Problem



A hidden leak can cause serious damage to your home long before you notice it, but there are usually warning signs if you know what to look for. Here’s how to catch a leak early and what to do if you find one.


Why Hidden Leaks Are Easy to Miss

Most leaks don’t announce themselves with a dramatic drip - they start small. A slow seep behind a wall, a loose joint under the kitchen sink, a hairline crack in a pipe that’s been there for months. By the time you spot the damp patch on the ceiling or the bubbling wallpaper, water has often been sitting somewhere it shouldn’t for a while.


The good news is that most hidden leaks leave clues. You just need to know where to look.


What Are the Warning Signs of a Hidden Leak?


Your Water Bill Has Gone Up Unexpectedly

If your usage hasn’t changed but your bill has crept up, a slow leak is one of the most common culprits. It’s worth checking before assuming it’s a billing error.


You Can Hear Water Running When Nothing’s On

Turn off all taps, appliances and the washing machine, then listen. A faint hissing or trickling sound, especially near walls or under floors, is worth investigating.


Damp Patches, Staining or Peeling Paint

Yellowy-brown stains on ceilings or walls, peeling paint, or soft patches in plasterwork are classic signs that water is getting somewhere it shouldn’t. Check rooms above and below, not just where the mark appears. Draw a pencil line around the patch and see if it the damp patch protrudes the pencil line, this indicates an active leak.


Mould or a Musty Smell

Mould needs moisture to grow. If you’re getting recurring mould in a room that isn’t a bathroom or kitchen, a hidden leak could be feeding it. A persistent musty smell with no obvious cause is worth taking seriously.


Low Water Pressure

A sudden or gradual drop in pressure, particularly at one tap or in one part of the house, can indicate a leak in the supply pipework.


Your Water Meter Keeps Moving

  • Under kitchen and bathroom sinks. Joints and flexible hoses can loosen over time, especially in older properties

  • Behind or beneath baths and shower trays. Slow leaks here often only show up on the ceiling below

  • Around toilet cisterns and push-fit connectors. A slow trickle from a cistern can go unnoticed for months

  • In loft spaces. Pipes in lofts are often the last to be checked and the first to be affected by cold snaps

  • Underground supply pipes, particularly in older properties in villages like Speldhurst, Groombridge and Langton Green, where original pipework may not have been replaced


What Should I Do If I Think I Have a Leak?

If you suspect a leak but can’t locate it, don’t wait to see if it gets worse. Water damage compounds quickly. What starts as a damp patch can become a structural problem if left.

Here’s what to do:

  1. Turn off the water at the stopcock if you think there’s an active leak causing immediate damage. It’s usually found under the kitchen sink or where the mains enters the property

  2. Check the obvious places first - under sinks, around the toilet, behind the washing machine

  3. Use the meter test described above to confirm whether water is escaping

  4. Call a plumber if you can’t find the source. Leak detection equipment can locate leaks without opening up walls unnecessarily
